I am on Zoom calls all day; will I disturb others?
We've found success by setting the expectation that coworkers keep their voices at a volume where, if you're wearing headphones, you won't hear your neighbor—and they won't hear you when they have theirs on. You also have access to all three floors of the building, giving you a variety of setup options to suit your needs. Additionally, phone booths are available for times when you need extra privacy.
Do I need to reserve phone booths?
No, phone booths are available on an as-needed basis and do not require a reservation. We
kindly ask that you limit use to about an hour out of courtesy, as others may also be waiting to
use the space. Availability is not guaranteed, so if you need a guaranteed quiet space for an
important meeting, please inquire about booking a meeting room.
Will my monthly room credits roll over?
As a Full-time Coworker and Dedicated Desk member, the four credits to use our rooms are issued monthly and do not roll over to the following month.
Does my guest need to purchase a Day Pass?
All guests must check in with the Community Manager upon arrival at the front desk. If they are
here for a meeting with a member, they do not need a day to pass. However, if they would like to
stay and work after the meeting, the Community Manager can assist them with onboarding them
for the day.
Is there parking onsite?
Innovate Newport has two full sized parking lots on either side of the building. If the lots are full, there is ample street parking along Broadway and Vernon Ave.

What is the commitment term?
- Full-Time Coworking: Available on a flexible month-to-month basis.
- Dedicated Desk: Dedicated desks are available on a flexible month-to-month basis, but we find it is more ideal for those seeking a longer-term workspace solution (6 months or longer).
- Community Partner: Requires a 12-month commitment.
- Anchor Tenant: Minimum one year lease with options to customize and extend.
Can I share my desk with colleagues?
Each desk is intended for single-person use. Colleagues from your company will need to purchase
their own membership or a day or week pass.
May I invite my friends and family to our community events?
Yes! We would love for them to join us for activities like yoga, Paint n’ Sip, our morning breakfast
meetings, and other events we host for our tenants and members. There might be a small fee for
additional coverage, so make sure to check our Newsletter for details.
Do you provide monitors?
No, we do not provide monitors.
Will I get a key pass?
Only Full-Time Coworking and Dedicated Desk members receive a keycard for building access.
Community Partners, Week Pass, and Day Pass holders may access the building Monday–Friday, 9:00 AM–5:00 PM through the front entrance via the coffee shop. If access outside these hours is needed for a scheduled reservation, please contact the Community Manager in advance.
Can I access private meeting rooms?
Meeting rooms may be reserved without a Day Pass or Week Pass. Please contact the Community Manager to book your room. Room reservations are an additional fee for Day Pass and Week Pass holders.
Is the building dog-friendly?
Yes! Well behaved dogs are welcome into the space. While walking through any hallways or common areas, dogs must be on a leash. If you are a tenant with a private office, your dog is welcome to make themselves at home in your private office suite.
